Horstman Estates is the oldest and most respected name among developments in Whistler comprised of only high end homes.  It as the first location to attract high net worth individuals interested in developing large ultra high-end residential properties for their own use.  The largest of these have never been sold or transferred indicating just how precious these properties are considered to be.  Horstman Estates is located in the higher elevations of what is known as “The Benchlands”, at the foot of Blackcomb Mountain.  From the west side of the development it is easy to ski down to the lift system at the base of Blackcomb Mountain, and there are a number of ski-in trails leading to the homes, one of which is directly across the street from lots 14 & 15.  The fact that Horstman is long established means that common landscaping is fully matured and there is very little construction left to be done within the development.

 

There are only a handful of undeveloped lots still existing in Horstman.  In the entire Whistler/Blackcomb valley, only 5 lots have been designated to build a home of 10,000 ft2, the largest size ever approved in Whistler.  Two of these lots are located within Horstman Estates and #15 is one of them consisting of about 1.2 acres of land.  Both of these properties are situated on the “downhill” side of Spearhead Lane, meaning that when developed, views offered of the valley and mountains will remain unobstructed.  Both these properties are situated toward the end of the lane, #15 being within the cul de sac, and #14 one lot back and adjacent.  Lot #14 is zoned to be able to build a home of 6,400 ft2, somewhat larger than the more common 5,000 ft2 maximum lot size in Whistler, though there are a handful of lots that allow 7500 ft2.  It has an advantage of commanding 128’ of street footage allowing for flexibility in driveway access leading to more flexibility in planning the layout of the future development, plus the ability to develop an enhanced landscaping design to best compliment the home.

 


Both of these lots currently remain fully wooded, allowing an owner to decide which of the mature trees will be retained as part of the landscaping with preservations of privacy to his/her own aesthetic liking,  and which trees will be removed to maximize panoramic views.

 

With these two lots being neighbors, they could combine to offer a most unique opportunity to develop a residential project comprised of 16,400ft2 of living space.  There is no other possibility within the Whistler Blackcomb area available to do this.
